Are there any investors buying pre-foreclosures

have a vast understanding of investing in pre-foreclosures. In 1999, I did the letters, door knocked, everything that was legal then is no longer legal in California ie. buying out someon'es equity for 40-60k.

We bought 7 homes during that year, but ran out of money to continue. 5 were sold for a profit, and I actually still own the other 2 as of today.

Ok the year is 2008 and I want to get back into the game.( put me in coach) hahaha.

I wanted to see if there is anyone here at Mortgage Community, who is doing pre-foreclosures.
I'm only looking for input if you are doing it. I don't want to hear about your cousins brother who knows someone who is doing it.
I would like really people who are getting the job done.

I just recently heard Virginia Swanson from Long Beach, California speak on this subject. Virginia has a very unique way of buying property as an investor. I will study her conecpts a little more thoroughly to see if this is the way I want to pursue the business again.
In the mean time, I would like to hear from  INVESTORS WHO ARE MAKING THINGS HAPPEN.

P.S. DOES ANYONE KNOW OF A PROGRAM CALLED SHARK BAIT. THIS PROGRAM IS FOR INVESTING IN SHORT SALES AND PRE-FORECLOSURES. I USED IT IN 1999, AND WANTED TO SEE IF ANYONE IS CURRENTLY USING THIS SOFTWARE.

    Sincerely,
    Bernie Germani CMPS
